2019 AIR FILTER MAINTENANCE AND

LIFE SAFETY INSPECTION SCHEDULE

FINALLY, Spring! And our team has scheduled to conduct HVAC Filter Maintenance and Life Safety Inspections in each unit from the 55th floor down. The efficiency of your air conditioning can depend a great deal on the regular maintenance of your filters. (Though we do this work once a year, owners are welcome to consider doing it more often to improve comfort, air quality and energy efficiency. You can contact the office anytime to have this done as a work order.) To compliment the process, for improved maintenance and safety and in order to remain in compliance with the City of Chicago Life Safety Ordinance, our employees also inspect entry door closers, vents and smoke detectors. At the request of the Board our team also checks faucets and plumbing for any dripping or leaking.

This is expected to begin the week of Monday June 10th, and progress downward from the 55th floor to the 3rd floor at a pace of 5 floors per day. Here are the details:

1. Our team will be on a tight schedule of five floors per day starting Monday June 10th. If you need to reschedule, we will try to accommodate you on a first come first serve basis. We do offer a make-up week, Monday June 24th through Friday June 28th. Please contact the office if you need to consider a make-up date.
2. The life safety inspection is mandatory, and critically important not only for your safety, but for your neighbors and the building. This includes all “No Admit” units. We would like to make the process as convenient as possible. If you want to be home and the date listed does not work for you, you can schedule an appointment with us during the make-up week.
3. While Maintenance is visiting, they will also inspect for health and safety issues. This includes checking the unit’s smoke detectors, exhaust fans, entry door closers, and leaking faucets and drains. If your unit requires maintenance of such items, we will contact you.
4. On the date of our visit, please make arrangements to have all items moved away from the air conditioning/heating unit prior to your date. For everyone’s protection, employees cannot be responsible for moving furniture or handling any personal belongings. If Maintenance is unable to access the filter area, we will need to reschedule with you.
5. For your safety and security, maintenance will lock all locks when they are finished. To avoid being locked out, if you do not plan to be home on the day of our visit please make sure you have the keys to all of the locks to your door before leaving your apartment.
