LOBBY CEILING PLUMBING PROJECT
So far, in terms of the schedule, we are on track and actually a bit ahead of where we expected. Some unknown conditions which need to be addressed have been uncovered. This will mean more dollars are needed, and the Board of Directors will be considering a couple change orders at the Monday July 27th Meeting (7:30PM in the Mall Atrium under the Skylight). Fortunately these change orders should not interrupt progress.
Water Shutdown Schedule Updated July 24th
All shutdowns expected between 9am and 5pm. Please, do not flush your toilet or pour anything down the drain. It can cause damage below, interfere with the progress of the work, and delay the water being turned back on.

Progress So Far And Water Shutdown Updates
Understandably, we had several visits and calls to the office Wednesday July 22nd. Scheduled water shut offs to tiers in the high rise (30th to 55th floors) did not occur. Fortunately, this was because work requiring the shut downs was completed, and the previously scheduled shutdowns were not necessary. In general, this is characteristic of the project so far…for the most part we are just a step ahead of schedule. Unfortunately, we realize when we put out notices and things change, it can cause some confusion, which we regret.
Going forward, this may occur from time to time. The nature and scope of the work being done and area being covered, makes it impossible to pinpoint 100% where precisely they will be working, how long it will take and whether extra time (or less) for shut offs may be needed. However, the contractor advised us if a scheduled shutdown does not occur by 10am or so, it may not be needed that day. If residents have questions about this at any time, do not hesitate to contact us.

IMPORTANT NOTE: Sometimes the water will be on earlier than 5pm. However, complications can arise – and particularly if folks are flushing their toilets or water is otherwise coming down the drains, it can interrupt progress and delay the water coming back on by 5pm. So, please remember, if the water is off in a kitchen or bath, please do your best not to flush or use the drains for any reason.
UPDATED July 15, 2015 – At 5pm we were advised that due to complications while work was being performed, they are still working and prepping to bring water back on line. These problems were unforeseen and out of the control of the staff and workers The repairs being conducted during the day took much longer than expected, delaying when the water could be returned to service. We regret the additional inconvenience this delay caused.
UPDATED July 14, 2015 – In order to accommodate significant improvements to our plumbing system, in connection with the work being conducted in the lobby ceiling, water line shutdowns throughout the building will begin on Tuesday.
Following Tuesday July 21st, water shutdowns will continue to other tiers. Once that has been mapped out by our staff and the contractors, we will issue you additional notices.
AC will be limited on Tuesday July 14th – Due to the water shut down, fresh water will not be available to the residential Cooling Tower, which will seriously limit the system’s ability to provide cooling. If the temperature does become uncomfortable in your unit, cooling will be available in the Mall. We will provide bottled water and extra seating if necessary for residents who would like to wait out the shutdown in the mall.
Drain lines are being worked on – Please Do Not Use Your Toilets – Anything that goes down the drains, could land on the workers, seriously interrupt the progress of their work, and damage property below. This goes for sinks, tubs and most importantly the toilets. We realize your toilet reservoir may have capacity for one or two flushes even after the water is shut off, but flushing would be hazardous for workers and property below. While you may want to store some water for drinking, please do not flush (or use any of the drains). Some folks have advised us they intend to store water for use if needed, which is fine – do not use the drains until the water is back on.
NOTE: The bathrooms in the mall will be operational and accessible during these outages!
Following shutdowns, water pressure issues are pretty likely in some units, particularly on hot water lines – Sediment may get flushed into faucet lines and clog aerators. Particularly those who run their water first when the system is charged back up. We will have a specialist in the building following Tuesday’s shutdown to handle calls, and after that by appointment. From July 10 – Some Growing Pains Ahead!
Due to the importance of this announcement, all residents can also expect notices to be delivered to their door.
In order to accommodate plumbing repairs related to the ongoing lobby ceiling project, following is a list of upcoming water shutdowns expected:
Tuesday July 14th – 9am to 5pm – the ENTIRE building – all residential floors – all fixtures – all units, kitchens and bathrooms.
Wednesday July 15th – 9am to 5pm – all ’04 and ’05 unit kitchens – all ’06 unit kitchens and guest bathrooms – all ’07 unit kitchens – and all fixtures in the bathrooms and locker rooms on the 2nd Floor.
Thursday July 16th – 9am to 5pm – all ’06 unit guest and master bathrooms – all ’07 unit kitchens – and all ’05 unit bathrooms.
Friday July 17th – 9am to 5pm – all ’04 and ’05 unit kitchens – all ’06 unit guest bathrooms and kitchens – all ’07 unit kitchens – all ’08 and ’09 unit kitchens – and all fixtures in the bathrooms and locker rooms on the 2nd Floor.
Monday July 20th – 9am to 5pm – all ’06 unit guest and master bathrooms – all ’07 unit kitchens – all ’05 unit bathrooms – and all ’07 and ’08 unit bathrooms.
Tuesday July 21st – 9am to 5pm – all ’04 and ’05 unit kitchens – all ’05 unit bathrooms – all ’06 bathrooms and kitchens – all ’07 unit kitchens – and all fixtures in the bathrooms and locker rooms on the 2nd Floor.
There will be more to come as well – we expect daily shut offs in one form or another to continue for the next 3 weeks. So please, watch for notices and postings here and under your door.
ON DAYS WHEN YOUR BATHROOM IS SHUT DOWN, please do not flush the toilet. The drain line is being worked on, and there are workers below and property that could be damaged.
The workers will be cutting into the sewer lines, so particularly in the lobby we can expect some unpleasant odors.
