The hot water WAS NOT shut off as planned today to do repairs to a hot water storage tank.
As our team was preparing to do the work, unknown conditions were revealed. There is good news and bad news.
The good news is, we believe there is less of a rush to address the condition than originally thought. While the condition needs to be address, as our team was prepping the work location, it appears we have some time to implement a more appropriate solution.
The bad news is, it is not a condition we believe can just be repaired. We will be getting the Board bids and gearing up to replace the tank, rather than repair it – which will be the more appropriate, but more costly solution. Fortunately, this has been on our radar since replacement of the low rise hot water heaters is considered in our short range list of activities to be considered for Reserve planning and budgeting. Storage tanks would be a part of this process, so it is not entirely unexpected. When the work does get done, they believe there will be a 1 DAY water shut off at some point to accommodate switching over from the current tank to a new one.
We appreciate everyone’s patience and understanding. You are able about your normal water use!
After encountering a leak from a hot water storage tank serving the low rise side of the building, mall, 1P and 2P, our team scheduled the necessary repairs to take place on August 13th between 9am and 5pm.
During this time, the hot water from 2P up to the 29th floor will be shut off between 9am and 5pm. We expect this repair to go smoothly, however, there is always a possibility unknown conditions could arise. AND, while they don’t expect it, because of how the system is interconnected, there is a slim possibility the cold water may be out for a time too. If all goes as expected, cold water will remain on, and the hot water should be turned back on by 5pm.
Should anything unexpected occur, we will send messages via the Association’s texting service, and to those signed up for e-mail announcements. If you have any other questions, please contact the office at 773-769-3250, or via e-mail below.
