It is expected the bathroom exhaust fan will return to service AS PLANNED on Monday January 11th.
Also, with regard to the riser repairs being done on the ’01/’02 tier from 50th to 55th floor, no further water shut offs are expected to be necessary for the building or tier. Work has gone mostly as scheduled, however we have had to make one unexpected reschedule for our insulator by one day. Overall though we should be able to button up most bathroom walls from 50-55, as expected by Friday January 15th.

In order to accommodate repairs to the ’01 master bath/’02 bathroom riser, which experienced leaking recently, AND the primary bathroom exhaust fan serving all units, the following service shut downs have been scheduled:

Water Shut Down Monday January 4th 9am to 4pm
30th to 55th Floors All ’01 Master Bath and ’02 Unit Bathrooms:
Water Shut Down Daily Tuesday January 5th through Friday January 8th 9am to 4pm And Monday January 11th 8am to 4pm
The main bathroom exhaust fan, original to the Park Tower’s construction, is being overhauled. Spring-like shock absorbers have failed which we believe have resulted in noise and vibrating in units below. That and the age of the machine has led our team to conclude it needs to be rebuilt. This equipment vents exhaust from all the bathrooms from the 3rd to 55th floors. While work is underway, for approximately one week, no air will be exhausted from bathroom vents. Residents will notice some loss of air circulation during this time. To improve ventilation, we suggest leaving bathroom doors open.
In tandem with this project, our staff will be performing repairs to the ‘01/’02 bathroom risers. We recently experienced a couple of separate leaking incidents. Upon investigation, the buildings plumber and maintenance engineers concluded the section from the 50th floor to the roof, needs to be replaced. While work is being done, for approximately one week, residents can expect some noise and vibrating during business hours, particularly in the vicinity of the ‘01/’02 units from the 30th to 55th floor. Actual work is only being done inside units from the 50th to the 55th floors. Those residents will receive additional notices with more details.
While work is underway, team members will be coming and going on a daily basis to and from these floors.
