As a part of this process, the liner of the pond and fountains will replaced as well. Because this is not something we do every day, and because of the growing cost of water, it was suggested that we should get Owners and Residents opinions about the pond. Keep it, or not?
The advantage of its presence, is it is a unique feature – uncommon to other high rises and Association’s. Unique amenities and architectural features can have a positive effect on property values. Water features also tend to make spaces more pleasant and inviting atmosphere. The disadvantage is the cost of water and maintenance. Determining just how much it costs, would be virtually impossible. Most of the repairs and maintenance to the pond, are performed in house and it would be impossible to determine a dollar figure. It is just a part of our teams routine. As far as the water we can only guess how much is lost to the atmosphere, but we usually get it up and running in May and drain it in October. So, it is running for about 6 months a year and we do regularly add water.
So given all this, the Board wants to know:
Do residents and owners like the pond – is it a feature of the 2nd Floor Deck you enjoy?
With the understanding that most care and maintenance is in house, and the cost of operation is virtually indeterminable, should the Board keep it as a part of the coming liner project?
If it is not kept, do you have any ideas to suggest what should be done in that space?
