Changes to the Park Tower Condo Association Declaration and Bylaws may come to a vote of the Unit Owners relatively soon based on recommendations from the Ad Hoc Commission which was charged with reviewing the Decs & Bylaws and considering amendments.

At recent Board of Directors meetings, several of the recommendations were considered and sent to the Association’s legal counsel for review and direction on how to proceed for consideration of amendments by the ownership. Most recently, the Board established a budget to begin and carry out the amendment process. They asked counsel to draft the necessary documentation and amendment language for a vote of the unit owners.

Management was directed to forward the following recommendations to the Association’s legal counsel for consideration and direction as to how the Board would proceed to seek any possible amendments. The following issues are under consideration:

• Definitive authority to make specific lease restrictions through Rules.
• Banning smoking throughout the building, including in all units.
• Removing the ban on pet cats and dogs; however, if it is brought to a vote of owners, they would want them considered separately.
• A vote on Authority to purchase Unit 12c.
• Authority to charge non PT residents more for Health Club Memberships and striking out the requirement to allow residents of 5445 and 5455 to use the Health Club.
• Updating PTCA’s governing instruments to reflect changes in law.
• Allowing specifically identified detection animals to work and/or reside in the building.

In coming months, Owners may see formal notices regarding the proposed amendments, meeting dates and times to discuss the possible changes, as well as documents to cast your votes.
