Owners And Residents Are Encouraged And Welcome To Share Any Observations And Suggestions They Have
It is particularly important if you observe a problem, such as a maintenance or plumbing issue. Electrical issues are absolutely critical. Perhaps a hole in the wall in your hallway, garbage left in the service area, a dripping pipe or faucet, a light bulb out, a smoke detector beeping, etc. Please don’t hesitate to bring things like this to our attention. The sooner we know about it, the sooner it can be addressed. Especially things like a dripping pipe or faucet; that’s not only wasteful it could point to a bigger problem.
Our staff is trained and encouraged to be as proactive and vigilant as possible, but the more eyes the better. If you see something, report it to us and we will make sure it gets on our teams radar to be addressed. If it is urgent, such as leaking the best way to reach us during office hours is at 773-769-3250. After hours you can reach the front desk at 773-769-3083. Similar to this, we are somewhat dependent on residents to communicate quality of life issues. Neighbor having a loud party at 3am? Cigarette smoke or other odors coming into your unit from a neighbor’s? These types of behavioral problems should be reported in real time so someone from the staff can be dispatched to observe, confirm, and report the problem. Of course, our staff will attempt to address the matter so it stops, but it will also be formally reported to Management so the Association can send warning letters if necessary. We also appreciate any suggestions for improvements, betterments and amenities. Our team ALWAYS suggestions for improvements. We make note of anything we believe either might be reasonable or worth pursuing or for mentioning to commissions or the Board for possible future consideration.
However, everyone does need to keep in mind we operate within a relatively very narrow framework including the approved budget and our management contract, as much as possible. And the building has a fixed amount of space, and obvious engineering constraints. Anything we pursue we have to balance funding, our own time and other resources. For example – a Party Room on the main roof…a recent suggestion by a new Owner…Well, I’m going to be honest. I don’t believe we could spend time considering such an endeavor – it would likely be neither feasible or affordable. The point is, we are listening and appreciate everyone’s ideas even if we end up not pursuing them.
There are multiple forums to discuss ideas, suggestions and requests for future business, including the Unit Owner Forums at the start and finish of Board Meetings, the quarterly Resident Forums AND through Commission participation. We strongly encourage you to get involved. For most business and improvement ideas, we would suggest participation with either the Home Improvement Commission or Finance Commission for serious consideration of new or future business.
