Statement from Board President Michael Parrie, regarding the frequency of Rule Violations.
Recently, the Board and Management have faced a higher than average number of complaints with regard to owners and residents not following the rules. In a community such as Park Tower, where our homes are stacked on top of each other and next door is really just a handful of inches away, our rules, policies and procedures are what helps keep our homes more peaceful and enjoyable. It is the duty of both our Board and Management to investigate all alleged violations and if necessary take enforcement action. As a friendly reminder, and to help support a more positive living experience, the Board requests owners:
- Please DO NOT OPEN YOUR WINDOW(s) if you smoke indoors. This can force smoke (and other odors for that matter) into the hallway and into other units. If at all possible, we strongly encourage smokers to do so outdoors. (Fines start at $250 and double up to $1000 per event for excessive smoking odors.)
- Please be mindful how close your home is to other homes, and keep the volume of activity within your home (music, television, socializing, exercising, etc.) to a reasonably level. This is especially important at night between 10pm and 8am. (Fines for excessive noise events start at $50 and double up to $1000 per event.)
- Please submit to Management their annual proof insurance renewal when appropriate, and in the future, add Park Tower as additional insured. (Fines start at $100 and double each month up to $1000/month until adequate proof of coverage is provided.)
- Please report to Management any water dripping, leaking, or running so that maintenance can fix the issue and save the association money on water and energy costs. (Constantly running water, also wastes electricity required to pump the water to units – and if it is hot water it is wasting the natural gas that heats it. A fine of $1000 was passed in a recent case, and at least 2 other similar matters will be addressed in upcoming meetings. The Board will also debate raising the fine cap, presently set at $1000.)
- Please follow trash etiquette. Please dispose of garbage in sealed bags and push it all the way into the chute. No items should be left on the floor in the service area. (When the staff removes garbage, a work ticket is charged to the unit in violation – typically this is $50 or $100 depending on the amount and type of garbage. Repeated violations could result in a fine of $500.)
- Please make an elevator reservation with Management if you are moving in or out. Times available are Monday thru Friday, 9 am to 5 pm, excluding holidays. The office needs at least 7 days notice to schedule security and to give notice of the elevator reservations in the weekly PT News and Updates e-blast. (Fines for unauthorized moves are $350.)
- Please complete a Construction and Remodeling Packet if you are thinking about doing any work and be prepared to wait up to 20 business days for Management to issue written approval or request additional information if needed. If you are hiring a contractor or generating any noise, then a packet is probably needed. Before construction can begin, noise notices need to be distributed to neighbors on your floor and the floors above and below. (Fines for unauthorized construction are $250.)
- Please continue to socially distance when possible, limit capacity on elevators to four individuals, and always wear your face-covering over the nose and mouth in the common areas. (Fines begin at $50 for failure to wear face-coverings or observe the elevator capacity restrictions; they double up to $1000 per event.)
