As previously indicated, scheduling of the pending Riser Projects were dependent upon timing of the 55th Floor loop replacement project. The drawings were completed and our team has secured the necessary City permit, and plans our now underway to begin that project at the end of March. With this planning underway, and work set to begin, planning for the expected Riser Projects can get underway. We suspect that the first Riser Project (described below) can begin in mid to late May or early June. Our team is working on a preliminary schedule now.
According to the calendar, the ’01 Guest Bathrooms and ’03 Kitchens were approximated to begin in or around March. However, any further Riser work is pending the Upper Loop Project, which is a replacement of the main lines and valves in the crawls space above the 55th floor. These main lines serve all the domestic water Risers from the 30th to 55th floor. Because the next 6 Riser Projects on the calendar are all in this location, the loop replacement will help us save time, money and other resources once these riser jobs get underway.
At present, we are awaiting the permit to be able to schedule and begin this work. Unfortunately, due to the scope of the work, the City insisted we go through a more complicated permitting process which requires drawings and more detailed plans. It is in this phase now. Once we secure the permit and the upper loop work starts, we will begin the planning process for the 01/03 Riser and others planned for this year.
Our best guess right now? The actual Riser work will begin in late Spring, or early summer. May or June. BUT, this is highly dependent on getting the permit and loop project getting underway.
