We are into our 2nd week now on the Low Zone ’01/’03 units Riser Project. Work is proceeding smoothly, and our team remains solidly on schedule. The carpenters have actually already started some reconstruction work on the lowers floors, so if anything, they are a touch ahead of schedule. Obviously, that could change anytime if we confront any problems or unknown conditions. But for owners and residents of these units, do not be surprised if reconstruction begins a little earlier than the calendar calls for.
Next week, the demo and plumbing phases will be wrapping up as the carpenters and plumbers continue upward from the 22nd floor through the 29th floor. The last of the water shut offs is expected on Friday August 12th. Through the end of the week, insulation of the risers and branchlines will continue, and reconstruction will get into full swing.

The Riser Replacement Project is set to commence for the ’01 guest bathrooms and ’03 kitchens from the 3rd to 29th floors. Major work will start Monday July 25th, and is expected to end Friday September 9th.
Work will begin Monday on the 3rd and 4th floors as our team preps units 301, 303, 401 and 403 for the arrival of the plumbers to begin riser replacement. Prep work will continue from those floors upward through each floor, two floors per day. We expect to reach the 29th floor on August 10th.
Daily water shut offs to the 01/03 tier will begin Tuesday July 26th, and continue Monday thru Friday from about 9am to 4pm. On Tuesday the plumbers expect to make the new connection to the water mains at the 2nd and 3rd floors. From there, the plumbers should progress upward two floors per day. They expect to reach the 29th floor by Friday August 12th, after which daily water shut offs will no longer be necessary.
OUR CALENDAR HAS BEEN REVISED, and included below. Our team has refined our expectations with reconstruction. The start date for most reconstruction efforts has been escalated by a week. The contractor performing carpentry work believes they may complete reconstruction faster. However, as was discussed at the Town Hall Meeting on June 29th, this Riser is unique to ones completed in the past. Once the walls are open and work is underway, it is possible we may consider refining the calendar further.
