Work is almost completed!
For the time being, we continue to be in the 2nd Floor Party Room for regular business. On Monday December 5th, we will be present from 9am to 5pm. Tuesday we will be unavailable as we will be relocating to the office. Please visit the front desk for non-emergency related tasks or business. We expect to reopen in the Management Office for regular business on Wednesday December 7th.
After the fin tube bundle replacement project was completed, and the perimeter heating system for the 2 bedroom units was brought online for the season (see below for more), our maintenance team struggled with excessive air in the line. A condition we are sad to say was not predictable and very difficult to troubleshoot due to the miles and miles of related plumbing.
However, as they continued their efforts, a faulty gasket was discovered which very well could have been leading to quite a bit of the air getting in the line. After this was ordered, replaced and the last bit of air was drained, we are pleased to report the perimeter heat should now be fully operational.
Remember though, this is supplemental heating. As it gets colder outside, this
Management Office Updates
As budgeted and approved by the Board, carpet replacement and painting has been scheduled for Monday November 28th through Tuesday December 6th.
To help begin this process, the office will be Closed on Tuesday November 22nd so our team can pack up files, supplies and equipment. We will reopen temporarily on Wednesday November 23rd, from 8am to 12pm, prior to the Thanksgiving Holiday Weekend.
A temporary workstation will be set up in the Party Room, and we expect that to be open Monday November 28th at 9am. We will do our best to keep that staffed from Monday November 28th through Monday December 5th.
Then, the office will again be Closed on Tuesday December 6th, as we get the office and work stations back in order.

High Rise Mail Counter Replacement
Our team is coordinating replacement of the mail counter serving the high rise mailboxes.
This is scheduled for Wednesday November 23rd between 8am and 5pm. Access to the mailboxes may be temporarily obstructed from time to time. We encourage residents to plan around this time to retrieve your mail.
Perimeter Heating System Maintenance
This year our team coordinate replacement of the bundles which serve to heat the water which circulates through the 2 bedroom perimeter heating fixtures.
Maintenance reports that as they’ve brought this system online, they’ve had to bleed a lot of air out of the lines. Much more than we typically do each year, and likely because of the process replacing the bundles.
They are working non-stop as we speak getting more and more air out of the line, and as this is done, residents in the 2 bedrooms may notice the heat going in and out of service. KEEP IN MIND – the perimeter heating is only a supplemental heating system. It was designed to help reduce condensation and frosting of the corners of the structure, which have more direct exposure to wind. This heating comes on below an outdoor temp of 45, and as it gets colder out, the temperature goes up. When they are fully operational, you may not even notice the heat until we have below freezing conditions.
There are miles and miles of pipe serving this system so there is no way to measure how much air needs to work its way through, but the process is underway. It should be corrected very soon.
