In April and May our team began efforts related to the Riser Projects for the ‘07/’08 high zone bathrooms, the ’06 high zone kitchens, and the ‘09/’10 low zone bathrooms. At that time, the contractors involved committed to providing a completely vaccinated work force, and even signed an indemnity agreement stating that. (The high zone is the 30th-55th floors, and the low zone is the 3rd to 29th floors.)
However, owners with MPD Construction Group, the firm doing the carpentry, now advised us they will not have enough vaccinated workers. So, unfortunately we’ve disqualified them from the Riser Project. We realize this is last minute, and we expressed the Association’s, Board’s and management’s disappointment and anger about this, but the fact remains the health and safety are a priority, especially considering the world around us and re-escalating concerns about the COVID-19 pandemic. For our residents’ protection AND our staff, who will be working very closely and sometimes in close proximity to these workers, having vaccinated workers is non-negotiable.
Upon hearing this unfortunate news, we immediately searched for a contractor with a fully vaccinated work force. We identified one who has proposed reasonable figures for the ‘07/’08 project, which will be considered for formal approval by the Board at the August 9th Board Meeting. This vendor indicated their availability to begin at the beginning of September. We’ve tentatively agreed on a new start date of Monday September 13th for the ‘07/’08 project. A preliminary revised schedule of activities is on the back side of this notice.
For the ’06 high zone kitchens, we are targeting Monday November 1st as the new start date. That means plumbing work would be done by November 19th, and kitchens would be back up and running in time for the Thanksgiving Holiday. The ’06 guest bedrooms will still have reconstruction work underway, but we would pause work on Thanksgiving Day, and the Friday after Thanksgiving. Work should be completed by the second to third week in December.
For the ‘09/’10 low zone bathrooms, we expect to remain on target for a January 3rd, 2022 start date.
We are working on revised project calendars for everyone, and apologize for any aggravation or frustration this change in scheduling may cause Owners and Residents. Hopefully everyone can understand why we had to do this, and that it is to help protect our residents and employees.

RISER REPLACEMENT SCHEDULED
Replacement of the hot water riser serving the ’07 and ‘08 Bathrooms from the 30th to 55th floors has been scheduled to begin Monday August 2nd. To initiate this process, inspections of these locations are scheduled for Tuesday and Wednesday June 22nd and 23rd from 9AM to 3PM. Our plumber expects to take about 10 to 15 minutes or less per unit. He will start on the 55th floor around 9am on Tuesday and work down to the 43rd floor by 3pm. On Wednesday, he will start on the 42nd floor and work down to the 30th floor.
These inspections are vital to lay the groundwork for the project to begin in August. The plumber assess conditions of pipes and fixtures to help plan needs for each unit individually. Then, letters will go to each Owner and resident to help prepare you and set expectations. We will then hold an informational Town Hall Meeting on Thursday July 15th, at 6:30PM in the 2nd Floor Party Room. At the meeting we will describe the history and purpose of the project, and provide more specific details for residents, including an opportunity to ask questions and address any concerns you have.
Riser replacements are among the most challenging and invasive projects needed in a building such as Park Tower. Belongings will need to be removed from the impacted locations, and each business day the water will be off from 9AM to as late as 5PM while the risers are being replaced. Thankfully, to date we have replaced 20 of these risers throughout the building, so once we have completed the inspections, we can reasonably set your expectations and answer questions.
Work will generate some dust, be noisy at times, and there will be times you may not have use of faucets and toilets. But if you are prepared, know what to expect, and work in tandem with us, we are confident the project can be a success.
For your convenience, on the back side of this notice is a preliminary calendar of activities. This will be updated after we analyze the inspection results. We have drafted a detailed preliminary daily calendar for the project, available now (SEE ORIGINAL POST BELOW). This to may change after the inspections, but finalized prior to the Town Hall Meeting.

The results of our plumber’s initial inspections as well as any unknown conditions found as work progresses, may impact our ability to conduct work as scheduled above. But on past riser projects, we have typically proceeded reasonably close to schedule.

The first step will be inspections by the plumber on Tuesday and Wednesday June 22nd and 23rd. We are planning a Town Hall Meeting to discuss the project on Thursday July 15th. at 6:30pm. For the ’06 Unit Kitchens (from floors 30 to 55), the inspections by the plumber are being planned for Tuesday and Wednesday August 24th and 25th. The Town Hall Meeting is expected to be held on Thursday September 9th at 6:30pm. The start date October 11th.

This schedule works around all the big holidays, but gets the work done in this Fiscal Year as planned.
Also below, residents will find the updated Riser Project Calendar, which maps out the remaining Riser Projects with the most reasonable information we have at this time. Obviously, this is a hypothetical calendar, and depends on dollars actually being budgeted for the projects each year, the Board approving the work and contracts necessary to carry it out, and as we know from the past 15 months overcoming any other challenges that may arise.
