Preparations have been made to replace the main Heat Exchanger Valve, approved by the Board at the April 13th Board Meeting. This repair is necessary to be able to continue provided heat or cooling. At present, this is only operational on a bypass which cannot be used indefinitely. Our team targeted Spring for this work, when we have the most reasonable weather possible thanks to the transition of seasons. Not too cold, not to warm.
That being said, we identified this week for the repair, and the vendor was flexible, allowing us to watch the weather outlook for the best timing. We identified Thursday May 14th, and barring a sudden change calling for severe cold, we will be moving forward with the replacement.
PLEASE PLAN TO BUNDLE UP, as it may be cool overnight – prepare yourself and grab a sweater or extra blanket. The team expects to begin by turning the heat off around midnight. It will take approximately 6 hours before the temperature of the water will lower enough to allow work to commence on the lines. They expect it to take about 6 to 9 hours to remove the old valve and around 3 to 4 hours to install the new one. Following that, everything will be tested and barring unforeseeable circumstances or conditions, the system will brought back on line.
AFTER THAT POINT, we will have more ability to provide cooling as needed. Given the time of year, heating remains our priority, consistent with requirements of Chicago building codes. Once our system is ready though, we expect to have cooling available should the weather call for it. We expect by June, the heating plant will be taken out of service for seasonal maintenance, and the system will default to cooling for the duration of the summer.
