We can confirm the HVAC line that broke earlier this week, has been repaired and put back into service.

All ’06 Master Bedrooms should now have heating or air conditioning available as weather conditions dictate.

Most residents may already be aware, our team responded to some flooding which occurred in the building. An expansion joint on the HVAC line serving the ’06 tier master bedrooms broke at the 21^st floor level and caused quite an event for owners and residents from 2106 down. A secondary related event occurred at the 55^th floor level while our team was attempting to isolate the line and shut it down. Both caused flooding and leaking in several units. And the HVAC for the ’06 bedrooms was out of service as a result for a few days.

REPAIR TO THIS LINE IS NOW COMPLETED

On the outside of the building, particularly the ’06, ’05 and some ’04 units have drips and streaks from the water which escaped the curtain wall at the source locations. Fortunately, window washing is now scheduled to begin Monday May 14^th, weather permitting. Because of the condition of these windows, about 3 or 4 tiers will require much more effort to clean. Particularly the ’06 units from the 21^st floor down. Because of this, we will be asking them to prioritize these drops first, to help those effected by the flood get some quick improvement.

Also, our team along with the disaster recovery service ServPro have been hard at work cleaning up. You may see them coming and going with their vans on the back dock, and other equipment such as fans and dehumidifiers coming in and out of the building. Once the clean up is done, repairs will get underway to the walls, ceilings and floors that were impacted. In some units this will only be a matter of days. Others, particularly where flooring was damaged, some repairs could take a few weeks or more.

This was an extraordinary situation, and we realize it has been very frustrating for some of your neighbors. We greatly appreciate everyone’s patience, understanding and support while we coordinate the response and get repair work scheduled, underway and completed.
