Planned replacements of main HVAC return valves require system to be drained.
In order to accommodate the planned and budgeted replacement of main return valves serving the building’s HVAC system, neither heating nor cooling will be available on the above dates. These are the only remaining ORIGINAL such valves serving the entire HVAC network. To complete this work, the entire system will be drained and not refilled until the replacements are completed. Due to the nature of the work and locations, we cannot isolate particular units or tiers, so this will impact all units.
Most of the work is being done in the crawl space above the 55th Floor Units, so on these 3 days, owners and residents of the 55th floor will hear quite a bit of noise. Units further below, perhaps as far down as 45, may hear some noise as they are working on the valves and plumbing connected to the window heating and cooling units.
Our team has been preparing for this project for some time, and since its approval in August we’ve watched the forecast closely. Fall or Spring are really the only appropriate times of year to do this work. And with summer extending into September with 80 degree highs, we are trying to keep AC available as long as possible. But after September 15th, heating becomes a priority if the weather dictates. We determined the last week of September to be the furthest we dare push this work, and at present the forecast appears to be calling for highs in the 70s and lows near 60 each day. It may be uncomfortable for some at times, and we just ask that everyone prepare and watch the weather to know better what to expect.
