Work will be finishing up on Floors 2 and 3.
However, as many residents on some floors are aware, we found some surprises in service area conditions requiring some additional attention. The type of glue used on the old flooring requires a more challenging removal effort than expected.
Specifically Floors 15,11,9,7 and 6 are being scheduled for grinding work starting Monday September 9th through Friday September 13th. They will start at the top, 15, and work down to 6. It will be approximately one day of work per floor, give or take.
Work is expected to take place between 9am-4pm each day. The contractor will be grinding the old glue and installing the new vinyl flooring
This will be noisy at times, mostly isolated to the floors they are working on.
Work will continue over the next week on Floors 4 and 5, and barring any unknowns, Floors 2 and 3 are expected to begin Tuesday September 3rd. The scheduled work should unfold similarly to the schedule outlined below in the August 14th post.
After that, we are done with the residential hallways!
The Home Improvement Commission is working on some complementary improvements to 1P, 2P the lobby, mall and 2nd floor. This includes lighting, signage and some painting.
Also, work is pending on the budgeted improvements to the passenger elevator cabs. That is likely several months away, but a design and contract is being recommended to the Board, to be considered at a future meeting.

After a delay for several weeks due to a supply chain issue impacting the materials used for the new signage, we’ve been told they are ready to move forward with the next 10 floors – probably some time next week.

Thursday August 22nd – Both floors (4 and 5) painting continuing with walls and trim, and installation of new baseboards begins.
Friday August 23rd – Both floors (4 and 5) complete painting walls and trim, install wallpaper and complete installation of baseboards.

Hallway Remodeling Is Expected To Begin On Floors 33 & 34 Monday February 5th, Followed By Floors 31 & 32 On February 19th
As anticipated, the bulk of remodeling on Floors 33 & 34 is expected start on Monday February 5th as scheduled. Floors 31 & 32 will begin on Monday February 19th. Work is expected to unfold as follows:

Tuesday February 6th – Both floors (33 and 34) wall and trim preparations continue, remove old baseboards and light fixtures, install temporary light fixtures if needed – walls throughout hallways will be prepped for new paint and wallpaper, and baseboards will be removed.
Wednesday February 7th – Both floors (33 and 34) patching and sanding will be completed and painting of walls and trim will get underway.

Now that the service area flooring removal has been coordinated on all floors, and work is finishing up on new flooring between Floors 55 and 37, Hallway Remodeling of Floors 35 and 36 is expected to begin as scheduled on Monday January 22. Beginning with these floors, service area improvements will be a part of the floor by floor process.
Notices to all floors with specific scheduling of the work will be distributed separately to each floor the week before work is expected to get underway. Barring unforeseen conditions our team expects to continue downward at a rate of two floors every two weeks. So as of now, our schedule is as follows:

SCHEDULE UPDATE – Service Area Flooring Work
Service Area Flooring Removal Got Underway On Tuesday January 2nd, however, the contractor was delayed by unforeseen conditions.
As of Wednesday January 3rd they have only completed down to Floor 47 rather than 44. However, they expect to allocate additional labor on Thursday to catch up with the original schedule by Friday January 5th. As of now, here is the expected remaining schedule:

First, they won’t be completely halted. During this time, the contractor will be working in the hallways they’ve already completed, from 55 down to 37. They will do some touch ups and paint the inner door jams of the elevators. This will impact elevators 3 and 4 during the workdays, starting on Monday December 18th. There will be longer wait times for these elevators from time to time as they get this done.
However, the delay is the result of our team discovering asbestos is the adhesive used on some service are flooring. As discussed at the December 11th Board of Directors Meeting, while gearing up to begin the service area flooring replacement from floors 55 down to 37, our staff stumbled across this unexpected roadblock.
While making some last minute preparations, walking the anticipated work areas and completing a close up inspection of flooring in several locations, our team suspected the adhesive on some floors may contain asbestos. They had samples professionally tested and it confirmed their suspicions, though it does not appear every single floor may be impacted.
At the Board Meeting on Monday December 11th, this was discussed as well as options for asbestos mitigation. Those included either covering the old flooring with the new flooring or having the tile and problematic material removed and handled by specialists. The removal process would be carried out consistent with City of Chicago and EPA standards. The Board agreed unanimously the best option for the long term was to have this professionally removed while we are already doing work on every floor.
The good news is this is a one time effort, but it will put the brakes on the Hallway project until mid-January. We are working out specifics and logistics now, and the specialist hired to do the mitigation already submitted the necessary documentation to the City of Chicago. Our contractor coordinating the hallway remodeling will stop at the 37th and 38th floors once they are done, and work will wait until after the New Year.
We expect it to take about 10 business days for the necessary processing with the City to go through, however, the specialists did provide a preliminary schedule assuming that goes as expected:

A few things about this removal process. As you can see they expect to complete 6 floors per day. There will be no dust and any odor while they are working will be very minimal if any at all. There may be noticeable noise from time to time. The service area and storage lockers will not be accessible while they are working on particular floors, and elevator 6 will be reserved for them to use each of these days, to safely remove the materials. Residents will be able to walk on the concrete immediately upon completion.
We are working now with the Hallway Remodeling team on rescheduling the Service Area work from 55 down to 37, and timing to recommence work in the hallways themselves. The next floors will be 34 and 35, and if all goes well we suspect they would begin in mid-January.

FIRST – The team at Alphabet Shop has advised they are ready to install the new signage for floors 45-50. This is expected beginning Monday November 13th.
We expect there should be very little noise or disturbance while this is done.
They are producing the signs at a pace of 5 floors at a time, and are already in production on the next batch. We will post updates as they contact our team for scheduling the next 5 floors down.
We anticipate the hallway remodeling work to begin as expected on floors 39 and 40 on Friday November 17th, and then barring any unknowns, on 37 and 38 on Monday December 4th. The flooring in the service areas was not schedule to be done this year, just painting. However as work got underway we inquired with the Home Improvement if they wanted to consider a new base, since that was coming off as a part of the process. This was debated and they presented a recommendation at the last meeting for the Board to considered the flooring as well. The Board agreed and the materials have been ordered. contractor will be returning to do the floor and base, and going forward they will be completing it as they complete each hall.
There are several advantages to this. The flooring in the service areas was scheduled in the Association’s Reserve Study for 2026/2027, so the dollars were being accrued already – and, it means we won’t have to come back and do a whole other round of work from top to bottom. And frankly we got a great deal. Green Tech Decorating, the team doing the work, agreed to a pretty significant discount if we did it as a part of the hallway process.
Once we have the materials, they will be returning to the hallways that were completed to get this done, and of course their workers will incorporate the effort with hallways that are underway.

Consistent with the results of the recent survey, the PTCA Home Improvement Commission chose to recommend the design of the 55th Floor. This was approved by the Board of Directors at the June 12th Board Meeting and that means there will be some changes made on 53 and 54.
Our team placed orders for materials right away. Much has already been delivered for the bulk of what we need and after coordinating with the contractors, work has been scheduled.
Below is the anticipated schedule of work and activity for the 54th and 53rd Floors. Keep in mind, this is preliminary and subject to change if any unforeseen events or conditions are encountered.
For residents of these floors during this period of time, expect workers to be coming and going, periodic noise throughout the day, some dust, some odors when there is painting and gluing, and your entry doors will be open on days when sanding, priming and painting is done. This time, there will only be a light sanding of the doors, so that the new paint will sufficiently bond with the door.
