This air handler provides fresh air to the hallways on all floors throughout Park Tower. While prepping for the AC season, our staff responded to leaking from this location – when our system is in AC mode, the air handler is cooling the hallway air, and condensation drips into drain pans and drains away. We determined the leaking was coming from at least one of these drain pans.
While working to assess what was needed to make repairs, our team discovered some deterioration within the air handler itself. This includes conditions with cooling components which would be advantageous to address while we are taking the air handler apart to get to the drain pan. After considering all the facts, the Board agreed this was the most efficient and cost effective approach and approved for the overhaul to be done before summer.
This project will take approximately 4 weeks to complete once it begins. Because this air handling unit is the primary source of fresh air in the hallways, this will decrease air pressure and lower how much circulation of air there is throughout the building. Our main exhaust system will continue operating, but depending on the outdoor weather, it could be stuffy at times. While we typically do not encourage residents to open their windows for fresh air, this is one of the times where opening your window in good weather could help improve circulation.
While there’s likely not a perfect time to conduct work like this, now is arguably the best time. Before we are in full cooling mode (to prevent further leaking), and during the transition of seasons when the weather is typically neither too hot nor too cold. However, when the work is completed, we expect these repairs to result in a more consistent air flow, improved air quality and increased energy efficiency when we are heating and cooling the hallway air.
