On Thursday July 29th, our building engineers, Management, reps with the contractor and the engineering firm WJE met to do a complete walk through of the garage. The purpose of this effort was to do a final inspection of the work and identify any concerns or problems. Final payment to the contractor will not be made, until all concerns are reasonably addressed.
As a result of this effort, on August 4th and 5th, the contractor will be completing a handful of punchlist items. These will require some minor grinding and touch ups of the membrane. Fortunately, these are pretty superficial, and non-invasive. We do not anticipate that any cars will need to be relocated, however there will be some locations barricaded in the driveways that parkers will need to drive around.
For the most part, the barricades will be orange coned off locations. They may be in place for a few days so that any areas they touch on the membrane can properly cure.
Once this process is done, we will be choosing dates for the full power-wash and cleaning of the garage. We will do our best to target this so everyone has at least a months notice before this occurs.
On Tuesday, our garage door repair vendor completed work on the entry door. Unfortunately this included some caulking and sealant work, which required proper dry time and curing. It was supposed to properly set and dry within 24 hours, however it was still very wet in some locations, and remained tacky in most spots. If it had been driven over, it would have spread the material around the garage and stained tires.
After testing the material on Thursday morning, our team believes it is finally safe to drive over, so the door was released.
We apologize for the added aggravation this caused, and very much appreciate everyone’s continued patience.
While major work is completed, see below, walk throughs will be occurring and there may still be some minor work to complete as we move to the punchlist phase. We do not foresee this displacing any further parkers.
We are very excited to confirm the Garage Project has reached major completion. We are right on time, and it looks like we will be under budget. However…
1. While finishing up the ramp work, workers damaged a line serving the garage entrance door. It is stuck in the open position. Our teams including the garage, door and security staff will keep their eyes on surveillance for now. The part has been ordered and they expect to install it on Tuesday.
2. Our team, the contractor and our engineers at WJE will do a final walk-thru and identify any punchlist items. The contractor will need to resolve any outstanding issues before they receive final payment for the work.
3. The final step will be to do a complete spray washing of the garage. This was a part of the agreement with the contractor. Once we have a full picture on any punchlist items next week, we should be able to announce a timeframe for that effort.
Thanks to all our parkers, Owners, residents and their guests, who’ve endured this process. Your patience, support and understanding have helped tremendously with the success of this effort.
Phase 9 got underway as expected this week, and despite drivers not stopping at the stop signs (and giving Management some mini-panic attacks), the contractor reports work is right on schedule.
PLEASE REMEMBER TO STOP, at all stop signs. Obey all signage in the garage. Just because the light is green, does not mean you can drive full speed up the ramp and into the driveway. Remember, there is another garage across from ours, as well as traffic going to the back dock.
AVOID A T-BONE! Stop, check to make sure the drive is clear, then proceed.
We continue to be on a trajectory to be completed with PHASE 9, and indeed the entire project, by Friday July 16th! 🙂
Membrane work begins Monday June 21st and striping of the spots and numbers is anticipated for Thursday June 24th. Barring some massive problem or unforeseen circumstances, they expect to be done with Phase 8 on Friday June 25th.
Phase 9, which is the ramp at the main entrance of the garage – and the final phase of the project (HURRAY!!) – is scheduled to begin as scheduled on Monday June 28th.
Get your champagne bottles ready for Friday July 16th. Barring unforeseen conditions, we expect the contractor should be completely done by that time. We will continue to update you as needed, with any relevant information or changes in expectations.
Once we’ve completed the project, our team will be looking at the calendar and making plans for a full power wash, to get all the dust and debris from the project out of the garage.
As far as 1p, the contractor reports that they remain on schedule. They indicated there is a bit more concrete patching work needed than previous phases, but they do not expect that to impact the timing. Previous phases have typically had quite a bit less work needed than we planned for, so this one is just more on target with expectations.
Concrete work should be finished within the next week, and the membrane work the week after, so we still anticipate completion on time.
Phase 7 is all done, with time to spare, and the project remains under budget!
Phase 8 is anticipated to begin on Tuesday June 1st as planned. Self-parkers in the 1p and 2p locations of this phase should be sure to contact the office to RSVP for valet spots – PLEASE DO SO RIGHT AWAY.

We continue to receive complaints, confirmed by surveillance and staff observations, of drivers speeding and ignoring the signal lights and signage. There have been a couple angry exchanges between drivers and even more serious have been close calls with pedestrians, columns and fixtures.
The Speed Limit in the garage is 5mph. You can get from the entrance on 1p, all the way to the far Southwest wall of 2p in under 1 minute. You can get from ANY parking space to the exit on 1p, in under 1 minute. There is no reason to exceed the speed limit or ignore the signage. If you are already that late when arriving or leaving, driving unsafely in the garage is not going to make up the difference.
PHASE 5 is almost done, and PHASE 6 is expected to start on schedule, Monday March 29th.
The remaining areas of Phase 5 are being prepped for the new membrane coating. All signs are that this will be completed on time, and the new stripes and numbers will be put down next, with completion by Friday March 26th. Phase 6 is expected to commence the following Monday, March 29th.
This week, our team met with the contractor for the Garage Project, and the engineer with WJE helping to manage the project. Word is, Phase 5 could not have gone any smoother, and that is despite parts of the locations by the Office and main entrance to the residences on 1p being divided up to accommodate traffic.

The contractor reports, so far things with Phase 5 are moving a bit ahead of expectations. The condition of the concrete has been good across most of the locations they’ve been working in so far.
Thankfully, it does appear the the Detour to and from the mall elevators will end as expected, by the end of next week. Most likely by Friday March 12th.

As of March 5th, all parkers from PHASE 5 within 2P, may return to their parking spots!
Parkers in the Phase 5 location in the garage should be planning to move their cars before 9am Monday March 1st, on both 1p and 2p if you are in a self-park space. On 2p, we expect most parkers should be able to return to their spots by the end of the week. If additional work is needed, you will be contacted by the office.
Beyond that, ALL OWNERS and RESIDENTS should be aware during this Phase, there will be very limited parking for guests or new parkers. On 1p, most of the spots being worked on are already valet, which will put a strain on available space for parking other vehicles.
FINALLY – PREPARE FOR EXTRA TIME, both coming and going from the garage. For the next 4 months, our staff will be valet parking almost 75% more parkers than they typically need to. This means, they will be busier and they will need extra time to park and retrieve cars.

The 1p corridor doors leading into the garage are expected to be closed from Monday March 1st through Friday March 12th or until this notice is Removed – Traffic to and from the garage will need to go through the mall elevators during this time.
The Garage Resurfacing Project will recommence as planned, starting with Phase 5, Monday March 1st. All self- parkers in this location will need to be moved by 9am sharp, Monday March 1st. Visit www.ptcondo.com, for more details about the project and upcoming phases.
Phase 5 includes concrete repairs and removal and replacement of the membrane around the area adjacent to the garage office and doors which serve the residential corridor. This is expected to take place between Monday March 1st and Friday March 12th. Therefore, the doors leading to the garage from the 1p corridor will be closed to all traffic. Residents parking on 1p, will need to use the mall elevators to reach the 1p level. ON 2P, parkers will still be able to get into the garage, but be mindful from time to time workers may be present.

The planned completion of the Garage Resurfacing Project on 1P and 2P is expected to begin as planned on Monday March 1st. The remaining 4 phases are anticipated to unfold between now and July 2021. Repairs will be performed 1 phase at a time. Work will take about 4 weeks per phase on 1P, including removing the protective membrane, performing repairs to the concrete and drains, then replacing the membrane. Work will take about 5 days on 2P during each phase, depending on the conditions they find. Here work will include routing and sealing of cracks, concrete and drain repairs.
During each 4 week phase, all self-parkers in the targeted locations on 1P will need to be relocated, and guest parking will be significantly limited. (Valet parkers do not need to relocate, but could experience delays since we will have more valet parkers.) SEE “ALTERNATIVE PARKING OPTIONS” on the back of this notice. On 2p, all cars will need to be relocated for the first 3 to 5 days. After that, parkers on 2p will only need to relocate if more substantial concrete repairs are needed in the vicinity of their parking spot.
