They expect painting and striping will be done on Wednesday the 18th. All of their equipment is expected to be moved out of the garage by Friday the 20th, following which they will open up the stalls for parking in Phase 4.
Phase 5 is expected to begin Monday March 1st, 2021. So, parkers and guests get a break until then. Notices with more information will be posted in advance, and we will begin accepting RSVP’s for self parkers in those locations to valet, in February 2021.

The contractor has confirmed they expect to be completed with PHASE 3 of the project on Friday October 30th. Parkers with self-park spaces in this location may return their vehicles by 5pm.

The contractor continues making concrete repairs on Phase 3 of 1p. They’ve found nothing extraordinary, or any conditions they expect will delay completions of Phase 3 by the end of the month.

ATTENTION ALL PARKERS –
For the safety of all garage parkers & staff, please follow the traffic signals put in place to assist with the single lane on the ramp between 1P & 2P during the garage resurfacing project. The traffic lights are working properly. They are set on a timer, not a censor. The two traffic lights have been placed at their maximum separating distance apart so to better assist with the ramp traffic, below are a few suggestions:
The ramp between the two levels are only affected during phases #3 & #4.
We understand this process is time consuming, especially during rush-hour so please allow yourself extra time when leaving & arriving at the building.

Work on Phase 3 of 2p has been completed. Parkers are able to resume use of their self-park spots.
PHASE 3 got underway this week, though they’ve gotten off to a slower start due to circumstances out of our control. Work so far has mostly been confined to 2P, but as the next few days go by we expect you’ll see more workers and heavier repairs getting underway.
THIS PHASE WILL PRESENT MORE CHALLENGES FOR TRAFFIC, especially for parkers going from 2p to 1p and from 1p to 2p. To help manage this traffic, as they get mobilized you will see traffic lights installed to help regulate traffic. They will be set up a locations where we will be down to one lane, and programmed so we can avoid cars trying to navigate the same space at the same time.
PHASE 4 is expected to begin Monday November 2nd. Self-parkers in the PHASE 4 locations on 1p and 2p should be sure to RSVP with the office if you intend to use the valet parking service. Please write to parktowercondo-mgmt@habitat.com with your request.

This is the first the of the phases where maneuvering through the garage became a bit more of a challenge. As we expect to do with future phases, our team will do their best to make adjustments as quickly as we can to streamline traffic and parking near the target location. As we learn best how to adjust to the barricades and their impact on the space, our team may ask additional parkers to temporarily valet or relocate.
The contractor reported at the end of the first week, they are completed with the 2p portion of the work. 2p Parkers can return to their regular spots. And on 1p they reported no surprises so far, and they should be done by the end of the month.

The new membrane will be installed and striping and numbering of the spaces is scheduled for next week. As of now, we believe parking will reopen on Friday August 28th. But we will get word out if that changes either way.

Work was completed for most Phase 1 on 2p, and parking was opened back up for all spaces except 136 and 137. Our team and the contractor is completing repairs to an area of the concrete ceiling over those spots, which was coming lose around an embedded electircal line.
On 1p, the contractor reported they’ve had a tough time removing the old membrane. So far, they’ve called it a learning curve, but they are a couple days behind where they expected to be. That being said, they expect to be done on schedule – as always there is a bit of wiggle room built in to the calendar. If this expectation changes, will follow up with the Phase 1 1p parkers as quickly as possible.
From August 3rd, through Thanksgiving in November, (then again in Spring 2021) Guest Parking will be seriously limited and may be unavailable at times due to the upcoming resurfacing project. Many of our own parkers will need to temporarily relocate. Below are nearby locations such parkers and Guests can be referred to. PT Parkers may want to consider using these facilities when their phase is undergoing the repair work to avoid the need to park on the street:

Garage Project Beginning Monday August 3rd
Targeted Vehicle Relocation Planned Over 8 Phases
The planned Garage Resurfacing Project on 1P and 2P is now expected to begin Monday August 3rd. Unfolding in 8 phases between now and July 2021. 4 months this Fall, and 4 months in Spring 2021 beginning March. During each phase, repairs will be performed 1 phase at a time. Work will take about 4 weeks per phase. On 1P, including removing the protective membrane, performing repairs to the concrete and drains, then replacing the membrane. On 2P, work will include routing and sealing of cracks, concrete and drain repairs.
During each 4 week phase, all self-parkers in the targeted location on 1P will need to be relocated, and guest parking will be significantly limited. (Valet parkers do not need to relocate, but could experience delays since we will have more valet parkers.) SEE “ALTERNATIVE PARKING OPTIONS” above. On 2p, all cars will need to be relocated for the first 3 to 5 days. After that, parkers on 2p will only need to relocate if more substantial concrete repairs are needed in the vicinity of their parking spot.

We expect room to provide Valet parking for 30-35 parkers on a first come first serve basis, with priority given to 1P parkers. We have the same RSVP list in place for Phase 1 as we did in March prior to the project being postponed. Otherwise, the Board has approved credits for other parkers based on the period of time you must relocate outside the building. WE ACCEPT RSVPS, up 30 days out from the start of each phase, first come first served. All Self-parkers should plan extra time and caution coming and going for the duration of the project, as there will be reduced lanes for traffic, and maneuvering will require patience and diligence.
