Weather permitting, this drop will be completed Monday September 21st. The contractors equipment will remain in place for the weekend.
GOOD NEWS – The inspection team reported (verbally) positive results from the first two drops. While we will wait to review their formal report, so far it appears our sealants are in good to excellent condition building wide.
Some residents and owners reported leaking around their windows. Fortunately, in all cases we have investigated, these leaks are not due to the actual sealants. Typical leaks have been found from AC drain pans and lines, and leaks from the “operable” windows. Those are the windows which you can open.
In very severe weather with high winds and driving rain, it is unlikely to completely eliminate water from entering. The curtain wall window system has weep holes and channels which by design can sometimes result in leaking. But most often we have found that the stripping around the operable windows have failed. And that is a condition that can be repaired.

Weather permitting, the Association’s architectural/engineering team with Wiss Janney Elstner, Inc. are gearing up to conduct an exterior inspection of the windows outside the above listed units next week. The purpose of this inspection is routine, to determine the condition and health of the window sealants, which were installed 5 years ago. This was recommended by the manufacturer and engineers at the time of installation.
On Tuesday September 15th, they will install a swing stage between the ’07 units and the ’06 unit guest bedrooms. Residents in these units may see the staging ropes as they are placed and anchored.
On Wednesday September 16th, between 9am and 5pm, a swing stage will make its way up with the inspection team, from the bottom at the lobby level, continuing from the 3rd floor all the way up to the 55th floor, between the ’07 and ’06 units. When completed, toward late afternoon, the stage will be moved to prep the next location between the ’02, ’04, and ’05 units. Residents in these units may see the staging ropes as they are put in place.
On Thursday September 17th, inspections will resume at the new location between ’02, ’04 and ’05 units, between 9am and 5pm. At the end of the day, the stage will be moved to the final drop between the ’11 and ’12 units, where the inspection will be conducted on Friday September 18th. The equipment is expected to be removed from the building Friday late afternoon.
This inspection is highly dependent upon weather conditions. They expect to go by most units very quickly. Due to the sealants relatively young age, we do not expect any problems, but if they do find an issue to address, the may stop for a closer look.
