Most notably, once we have more moderate temperatures we expect them to begin the masonry and flashing repairs along the Northeast corner of the building.
Above right, the northwest corner adjacent to the driveway was excavated, and since has been filled in with fresh concrete. Below, a portion of the sidewalk along the east driveway to the dock has been replaced.
Tuckpointing is needed along the exterior at the north side of the bike room and pool mechanical room, just to the east of the main entrance to the garage. Once work begins in this location, we expect it to take about 3 weeks or so with cooperative weather.
These repairs typically happen relatively quickly. But there will be jackhammering and pounding as the prep these locations for the new concrete.
The masonry repairs started on Monday April 12th will continue for another several weeks, and eventually lead to budgeted replacement of the roof and gutter system over the walkway leading to the pool and weight room.

Tuckpointing, sealant and brick repairs to walls above the dock area, and locations along the very Northeast corner of the exterior by the driveway, will begin and are expected to take about 6 to 8 weeks altogether.
Most of this work is budgeted, and a continuation of needed flashing and tuckpointing repairs, to address aging conditions on the exterior. However, above the dock area, water infiltrated the roof membrane above the security office and some of the units in the mall. It was determined this water was coming from flashing and deteriorated mortar joints along the perimeter of this roof area.
Weather permitting, this work is expected to take about 6 to 8 weeks. Rain, cold weather and high winds could delay the process.
Residents, especially along the East and Northeast exposures of the Tower and particularly lower floors, should expect noise and some vibrations during working hours as this repair effort is underway.
