Action Items – New Business
Minutes – Board Meeting July 13, 2015
After a motion by Michael Parrie, seconded by Jean Shamo the Board of Directors passed a resolution approving the minutes from the Board Meeting held on July 13, 2015, submitted by Timothy Patricio, Property Manager. George Pauley, Michael Parrie and Jean Shamo voted in favor of the motion; Betty Terry-Lundy abstained.
Motions From Closed Session
After a motion by Michael Parrie, seconded by George Pauley, the Board unanimously passed a resolution fining a Unit Owner $1000 for a renters soliciting in the common areas, and $250 for a health and safety violation.
After a motion by Michael Parrie, seconded by George Pauley, the Board unanimously passed a resolution to fine 14 unit owners for not providing proof of insurance $100, to double each month until the fine reaches the limit of $1000, and to continue the fine monthly until proof of insurance is provided.
2nd Floor Masonry Wall Leak Repairs
After a motion by Jean Shamo, seconded by Michael Parrie, the Board unanimously passed a resolution approving the installation of siding over the leaking 2nd floor masonry wall adjacent to the skylight and racquetball court structure, and repairs to the adjacent leak damaged membrane at a cost not to exceed $38,828.
Emergency Leak Repairs
After a motion by Betty Terry-Lundy, seconded by Jean Shamo, the Board of Directors unanimously passed a resolution approving the action by Management to hire JLJ Contracting to conduct leak repairs to the air intake and exhaust shafts located adjacent to the mechanical room next to the Circle Driveway, for a cost of $9280 and $8450 respectively.
Plumbing Project Change Orders
After a motion by Michael Parrie, seconded by George Pauley, the Board of Directors unanimously passed a resolution authorizing drain down valve installation on all risers and main lines connected to the Lobby Ceiling Plumbing Project, at a cost of $25,200.
After a motion by George Pauley, seconded by Jean Shamo, the Board of Directors unanimously passed a resolution approving insulation replacement to chilled water lines at a cost not to exceed $45,760, and domestic cold water lines at a cost not to exceed $16,250.
Control System Maintenance Contract Renewal
After a motion by Betty Terry-Lundy, seconded by George Pauley, the Board of Directors unanimously passed a resolution approving the Control System Maintenance Contract for 3 years, as proposed with Kroeschell Service Inc., at a cost of $9580 per year.
Business Reports
Treasurer’s Report (Jean Shamo)
After a motion by Jean Shamo, seconded by Michael Parrie, the Board of Directors unanimously passed a resolution approving the renewal of the Reserve Fund CD with Lakeside Bank, totaling $109,286.32, for a term of 18 months at an interest rate and yield of 1.35%.
Management Report (Tim Patricio)
Property Manager Tim Patricio reviewed business activities including the status of recent leak repairs and expectations with the timing of the plumbing project and requisite water shut offs.
Adjournment
There being no further business, after a motion by Michael Parrie, seconded by George Pauley, the Board of Directors voted unanimously to adjourn the July 27, 2015 Meeting at 8:16 PM.
