BOARD OF DIRECTORS MEETING

6:30PM – CLOSED SESSION
The Board held discussion pending litigation, personnel matters, and rule violation follow up. (Condominium Act – Sec. 18, a. 9)
7:30PM – OWNER FORUM
The Board of Directors and Management answered questions and address concerns and feedback from Unit Owners.
7:45PM – OPEN SESSION
The Board President called the meeting to order at 7:52pm. Present from the Board, George Pauley, Board President; Tom Wartowski, 2nd Vice President; Betty Terry-Lundy, Secretary; Michael Parrie, 1st Vice President; and David Nicosia, Board Treasurer. From Management, Timothy Patricio, Property Manager; and Amir Cobalovic, Assistant Manager.
After a motion by Michael Parrie, seconded by Dave Nicosia, the Board unanimously approved adding the construction request from the Unit Owner of 2905 to the agenda.

There were no reports from Committees.
Board Report: George Pauley
The Board President welcomed the new Assistant Manager Amir Cobalovic, who was hired to fill the position recently vacated by Mavis Mather.
Action Items – New Business
Motions from Closed Session
After a motion by Michael Parrie, seconded by George Pauley, the Board voted unanimously to approve a resolution to not settle a small claims suit brought by a Unit Owner and to continue defending it.
After a motion by Michael Parrie, seconded by George Pauley, the Board voted unanimously to approve a resolution to deny a request made by a Unit Owner in a letter dated March 7th, to waive a new occupant fee.
Minutes – Board Meeting February 23, 2015
After a motion by Betty Terry-Lundy, seconded by Tom Wartowski, the Board of Directors unanimously approved the minutes from the Board Meeting held on February 23, 2015, submitted by Timothy Patricio, Property Manager.
Management Contract Renewal
After a motion by Michael Parrie, seconded by Dave Nicosia and discussion, the Board of Directors unanimously approved a resolution to extend the Management Contract with DK Condo, Inc., as proposed for a period of 60 months at a monthly rate of $9,550 for the Association and $1,800 for the garage, effective March 1, 2016.
Unit Owner Request – Social Event
After a motion by Dave Nicosia, seconded by Betty Terry-Lundy, the Board unanimously passed a resolution approving the use of the exterior roof garden deck area on Sunday April 5th for a Unit Owner sponsored social event, and proposed in the written request of March 2nd presented by Unit Owner Laura Cossa.
The Board President noted the event would be open to all residents, and the use of the deck was for an Easter Egg hunt being sponsored by Laura Cossa.
Construction Request
After a motion by Michael Parrie, seconded by Dave Nicosia, the Board of Directors approved the flooring replacement plans of unit 2907 as submitted by the unit owner, following the recommendations of the chief engineer as outlined in their written specifications and in accordance with the Rules and Regulations and remodeling guidelines of the Park Tower Condo Association. All Board Members voted in favor of the motion, with the exception of Betty Terry-Lundy who abstained from the vote.
After a motion by Michael Parrie, seconded by Dave Nicosia, the Board of Directors unanimously approved the remodeling plans of unit 2905 as submitted by the unit owner, following the recommendations of the chief engineer as outlined in their written specifications and in accordance with the Rules and Regulations and remodeling guidelines of the Park Tower Condo Association.
Reports:
Treasurer’s Report: David Nicosia
Board Treasurer Dave Nicosia reported there was $476,930.60 in Operating funds and $1,753,117.10 in Reserve funds at the end of January for Total Cash and Investments on hand of $2,230,047.70.
Management Report: Tim Patricio
The Property Manager reported on current business and activity in the building and the sales report for January.
ADJOURNMENT
There being no further business, the Board adjourned the meeting at 8:28pm.

The Board and Management addressed questions and feedback from Unit Owners present.
