At the October 12th Board of Directors Meeting, the audit of the 2019/2020 financials was discussed in overview with Ralph Picker of the auditing firm Picker and Associates. Following Mr. Picker’s presentation, the audit was accepted by the Board so it can be finalized by the auditors. That process is underway.
Previously, a draft of the annual audit report was completed and forwarded to the Board for review. Ralph Picker of Picker & Associates attended the meeting, gave an overview of the audit results, and was otherwise present to address any questions. In summary, he shared an opinion the Association is in overall very good financial health, and that their auditors found neither substantial nor material problems or misstatements on the books.
While the 2019/2020 Fiscal Year Financial Audit will be finalized in the very near future, and made available for Unit Owners, the draft overviewed at the meeting continues to be available should any Owner wish to review it, Click Here.

The Board scheduled a meeting to review this report with Ralph Picker of Picker & Associates, to be held on Monday October 12, 2020 at 7:30pm via ZOOM Meetings Online, which is actually in tandem with and at the beginning of the October 12th Board Of Directors Meeting. As always, owners are welcome and encouraged to participate to learn more about the Association’s financial health and well being. The auditor is expected to review PTCA’s performance over the past year, and give some analysis into the well being of the Association’s balance sheet.
So owners have an opportunity to prepare and participate, we are releasing the draft audit report. Whether just curious or planning to attend the meeting, owners can review it and have the opportunity to ask questions and take part in the discussion.

THIS IS ONLY A DRAFT! The report is not formally finalized. This happens once the Board officially accepts the audit. If the meeting with Mr. Picker goes well, it is expected the Board will consider accepting the report at a Board Meeting to follow.
Of course, whenever there are presenters, it is most efficient for them to come prepared. If we have any questions or areas we’d like the auditor to cover or focus on, we typically let them know in advance.
