Changes include several of the ancillary fees and charges for Association business and services. As the Board and Finance Commission considered the impact of inflation on Association business, maintenance and the cost of future repairs, they included adjustments in service and use fees. This included parking licenses fees, the late fee, transfer fees and more.

The new 2023-2024 budget takes effect 3/1/23. Owners will see the new assessment (4.5% adjustment) and parking rates, as well as changes to other fees appearing on their March statement. Next week, we expect statements will be mailed out (or sent via E-Delivery if you have previously opted in).

We are aware of a problem with how monthly charges are displayed on the RentCafe Owner Portal. This is unique to months when we have a transition between one assessment level to the next, and we’ve asked the Habitat Company’s IT team to review this. If you review your account at all through February 28th, both the old and the new rates will be listed and for some reason totaled. On March 1st however, only the new charges will be in effect. So at the moment, an incorrect total amount is displayed on the website. We are working with IT to correct this. In the meantime, we want to reassure all owners that the correct amounts will appear on your statement, and that the correct amounts will be charged to your actual ledger.
Also, it is an especially good time to doublecheck that your online autopayment is set correctly.
Are you autopaying through Habitat’s RentCafe? If you yourself set up your autopayment through the Habitat RentCafe Owner Portal, you will need to log in to make any necessary changes. (Visit the portal: Click Here)
Are you autopaying a fixed amount each month? Please remember to adjust that amount for the new rates.
Is there a maximum amount set on your autopayment? Make sure that it is more than the new total. Or change the maximum amount to “$0” to always pay in full.
Did you set an expiration date on your autopayment? Make a note of that date so there are no surprises, and remember to adjust it before it expires. Or remove the end date altogether.
Did you set up your autopayment via your bank? Reach out to them to make sure it is set correctly.
