Given the time of year, as we previously posted heating is our priority, consistent with requirements of relevant Chicago building codes. We will typically default to heating service and only switch to cooling if conditions are expected to result in discomfort. However, because of the overnight temperatures at some points throughout the last several weeks, we did have to drain the cooling tower.
Even if our Cooling Tower was available, the biggest obstacle this time of year, is that by the time we are able to stop providing the heat in the morning, and by the time the water in the system would be cool enough for AC, we would likely already be past the point where we need to begin heating the water to provide heat at the point it is needed overnight. It can take 6 to 8 hours, just for the temperatures in the line to moderate enough, to begin the switch. We can’t put cold water in our boilers, and we can’t put hot water in our chillers.
Nonetheless, the cooling plant is shut down and our team is already beginning the process of performing seasonal maintenance. We do not expect AC to return until the Spring.
Particularly now, with the unseasonably warm weather, we realize this is not ideal. Warm sunny days, and the lengthening colder nights, do make it a challenge. While it will not be 100% comfortable for 100% of our residents, 100% of the time, resident comments and observations can help us make some adjustments to help improve conditions as much as possible.
