It is wonderful to see so many of our residents and Owners enjoying our beautifully enhanced 2nd floor outdoor deck!
The new Tropitone deck furniture and fire pits have improved our community space, providing a warm and welcoming ambiance for everyone.
Our goal is to maintain these new features so the can be enjoyed for many years. We need to enlist everyone’s help. To ensure these amenities remain beautiful and safe for all residents, please keep in mind the following guidance for proper use of the fire pits:

- Ambiance and Warmth Only: The fire pits are designed strictly for warmth and atmosphere.
- No Food or Cooking: The fire pits are not intended for roasting marshmallows, making s’mores, or cooking food of any kind.
- Take Care Not To Cause Damage: We have already experienced damage to new furniture cushions due to drippings from what appears to roasted marshmallows.
- Avoid Any Misuse: Using the fire pits inappropriately, not just cooking or roasting, is considered a misuse of association property.
- Fines and Liability: Anyone found misusing any Association property, including the fire pits may be subject to fines and will be held financially responsible for the full cost of any resulting damages. This has already happened more than once recently, and we would like to do everything we can to avoid such negative experiences.
By following these guidelines, we can better maintain these new assets and keep our deck looking amazing for years to come. This requires everyone’s diligence and participation – not only by being good neighbors and treating this new furniture with care, but reporting on problems you observe or bad behavior.

It is difficult to report, but sadly the new cushions have already been damaged, and stained unfortunately in a way we may not be able to repair. It appears someone roasted marshmallows, which dripped on the new cushions. So please be mindful – the fire pits are not campfires! Behave reasonably and responsibly and help us maintain these amazing amenities for everyone’s enjoyment.

Please Be Good Neighbors When Using the 2nd Floor Deck
Sadly we’ve had to address safety and security problems on the deck recently, which we haven’t typically experienced in the past.
This includes smoking anywhere besides the far east external wall by the circle planter, where there is an ash-can. Also, vandalism, picking flowers and plants, terrorizing the fish in the pond or touching and walking in the pond and walking on and in the planters, or misusing any fixtures or furniture, and using scooters and such on the deck. And yes, unfortunately, these are things that have occurred recently.
FIRST and most importantly, keep in mind – BAD BEHAVIOR or illegal acts of any kind (such as vandalism) could result in the Association revoking a resident or owner’s privileges to access the deck. If residents can not keep themselves and their guests under control, for everyone’s protection, they can lose the right to access the space. SO, use the space cautiously, responsibly and observe all the Rules and Regulations. Since we can’t possibly post every single Rule and Regulation, if you need a refresher pop on over to www.ptcondo.com/library, and under “Governing Documents” scan through the Rules and Regulations. The basics regarding our deck area are as follows:
“The Roof Garden is located on the south side of the second floor and is available for use by all Park Tower residents and their accompanied guests. The Sundeck is located on the north side of the second floor (located directly outside the pool area). It is for use by members of the Health Club only. The Roof Garden and Sundeck will usually be closed during the winter and inclement weather, including thunderstorms, snow, ice, and temperatures below freezing when there may be a risk of ice falling from the tower.
Privately-owned barbecues, hibachis, and similar devices are expressly prohibited on the Roof Garden, except for association sponsored activities. Glass containers are not allowed in the Roof Garden or Sundeck. Littering, damaging, throwing things (cigarette butts, paper, plastic, etc.) onto or off of the Roof Garden, or causing any annoyances or disturbances is prohibited. Smoking is allowed on the far east side of the roof deck next to the ashtray stand. Smoking is prohibited on the remaining areas of the Roof Garden and Sundeck. Bicycles, rollerblades, skateboards, scooters, sports balls, and similar equipment shall not be used on the roof deck. Residents and guests should stay out of the pond. Offending residents will be banned from using the area and held responsible for the full costs of repairs to and/or replacement of damaged property.
Use of the Association grill stations is first come first served, but residents should check in with the Front Desk before and after you plan use. Maintenance will make themselves available to check things out and provide help if needed. They will ensure the grill is properly working and the station is clean. If you need help and are waiting for maintenance, please have patience – they are happy to help, just sometimes there may be other active situations they are addressing.
When using the grill stations on the roof deck, an instruction card is provided at the grill station which includes operating instructions and safety features.
Open the hood before lighting. Do not attempt to ignite burners while the hood is closed. Follow the instructions for turning on the gas, burners, and safety timer. When you’re finished grilling, please allow time for the grill to cool down, then brush residue and excess debris off the grates. Then follow the instructions for shutting down the grill and turning off the gas and let the staff know you are finished.
In addition to the stationary grills, the Association expects to keep one mobile grill station available in the summer and early fall. The mobile grill is intended to be used at the far east side of the deck. Residents must check with the front desk to use the mobile grill in the same way as the stationary grills. Users must keep the grill free of excessive residue and debris, and shut the gas off after use.”
We don’t have the resources to post security or other personnel there all day every day, though they do make rounds. So please, by all means TATTLE TALE! If and when you see bad behavior or problem conditions (unruly visitors, smokers, broken glass), please take the time to report it immediately to our staff, so our staff can respond as quickly as possible. AND, take pictures if you can. With recent complaints, pictures from neighbors have actually been extremely helpful. This is for everyone’s safety and protection. The best way is to make a report, go to the front desk and let the door staff know what is going on. They will dispatch security and/or maintenance.
