Remember, we do leave the opening in place for some time so we can make sure the fittings are secure and there is no leaking. So, repair work won’t start immediately following plumbing. It will take a few weeks to get through recon, but no surprises have been found and we have high confidence the team will remain on schedule.
The Low Rise ’06 Kitchen Riser Replacement Project Is Expected To Begin As Scheduled, Monday Janaury 9th.
Preparations are now underway to begin work, as described in our previous posts. As a result of the plumbers recent inspections, we don’t expect any surprises and hoping to get rolling with work as scheduled.
As far as the risers remaining for replacement, we’ve done a preliminary update of our calendar:

Town Hall Meeting Thursday December 15th at 6PM
The inspections were completed and letters were sent to the Unit Owners and Residents, advising everyone what to expect as we get close to the anticipated start date of Monday January 9th, 2023.
Next step, we will then hold the informational Town Hall Meeting on Thursday December 15th, at 6PM in the 2nd Floor Party Room. At the meeting we will describe the history and purpose of the project, and provide more specific details for residents, including an opportunity to ask questions and address any concerns you have.
Inspections of the ’06 units from the 3rd to 29th floors, by the Association’s plumber are scheduled for Monday November 21st between 9AM to 3PM. Our plumber expects to take about 10 to 15 minutes or less per unit. He will start on the 29th floor around 9am on the 21st and work downward through the 3rd floor, ending by 3pm.

Most work will take place in the bedroom next to the kitchen, so he will be inspecting that as well.

Riser replacements are among the most challenging and invasive projects needed in a building such as Park Tower. Belongings will need to be removed from the impacted locations, and each business day the water will be off from 9AM to as late as 5PM while plumbing work is being done. Thankfully, to date we have replaced 24 of these risers throughout the building, so once we have completed the inspections, we can reasonably set your expectations and answer questions.
Work will generate some dust and be noisy at times. There will be times you may not have use of your kitchen sink, faucet and the cabinets in that vicinity, as well as the area around the location adjacent to that in the bedroom. However, if you are prepared, know what to expect, and work in tandem with us, we are confident the project can be a success.
For your convenience, we are providing a preliminary calendar. This may be updated after we analyze the inspection results. After the inspections we will also draft a more detailed project calendar which will be sent with the letters.

Major Reconstruction is expected to take place floor to floor, starting with the 3rd floor working upward, beginning Monday January 23rd. We expect to be completed by Friday February 17th. More details will be worked out once inspections are complete and we review the results.
The results of our plumber’s inspections as well as any unknown conditions found as work progresses, may impact our ability to conduct work as scheduled above. But on past riser projects, we typically proceeded reasonably close to schedule.
