By now, owners and residents of the ‘05/’06 tier (from the 30th to 55th floor) should have received their letters in response to the pre-project inspections conducted on September 19th and 20th. This letter outlines the expectations and preparations necessary for the coming Riser Project set to begin on Monday October 14th. For residents’ convenience, this included a preliminary calendar of activities. This may be updated further if facts on the ground change or timing needs to be modified – particularly considering the ongoing Riser Project on the ‘10/’11 tier. But this is our best effort to reasonably map out the expected course of the project.
We will hold an informational Town Hall Meeting on Monday September 30th, at 6:30PM in the Party Room. At the meeting we will describe the history and purpose of the project, and more specific details for residents, including an opportunity to ask questions and address any concerns you have. We realize this meeting is on the first day of Rosh Hashana, and for those observing the holiday we are happy to schedule an alternative meeting date and time upon request.
Riser replacements are among the most challenging and invasive projects needed in a building such as Park Tower. Belongings will need to be removed from the impacted locations, and each business day the water will be off from 9AM to as late as 5PM while the plumbing lines are replaced. Thankfully, to date we have replaced 18 of these risers throughout the building, so once we have completed the inspections, we can reasonably set expectations and answer questions. Work will generate some dust, be noisy at times, and there will be times you may not have use of faucets and toilets. But if you are prepared, know what to expect, and work in tandem with us, we are confident the project can be a success.
THE TIME FOR PLANNING and PREPARING IS UPON US – not only for the project, but if you want to remodel your bathroom in tandem with this work. The calendar zeros in on where we expect to be and when. Waiting until we get to your unit, and then saying “Hi, I want to remodel” will not work. Start planning now if you haven’t already.
We thank you in advance for your cooperation, patience and understanding as we plan to make these improvements. If you have any questions e-mail us at parktowercondo@fsresidential.com.
